Building Process
Pre-Site Phase
Step 1.
New Home Selection
Your journey begins with an initial meeting with our sales team. We’ll help you choose the perfect floor plan, and façade or we can facilitate you to design your dream home.
What’s next:
– Initial deposit and architectural drawings.
– This secures your base price, site start allocation, and standard inclusions.
– We’ll also arrange your soil test report.
Step 2.
Preliminary Design & Documentation
You’ll meet with our team again to review and sign off on:
– Preliminary floor plans
– The approved tender document
Step 3.
Final Drawings
Your home design is refined, and final construction drawings are prepared for approval.
Step 4.
Contract Presentation
We’ll present your building contract and specifications for signing.
Step 5.
Color & Style Selection
Work with our interior design team to select colors, finishes, fixtures, and fittings for the inside and outside of your home.
If a client needs assistance in interior designing and color selection signature homes can allocate interior designer (t&c apply)
Step 6.
Permits & Preparation
Once we receive your formal approval:
– We lodge building permits
– Finalize site details
– Order materials to get your site ready for construction
Construction Phase (Site Start)
Step 7.
Meet your building supervisor
Your site supervisor will contact you to introduce themselves and organise a pre-construction meeting.
You’ll receive regular updates as construction progresses.
Step 8.
Base stage
– Site preparation, excavation, underground services and concrete slab are completed
– Slab is inspected by a qualified building surveyor
Progress Payment: 15% of contract value
Inspection welcome prior to payment.
Step 9.
Frame stage
– Wall frames and roof trusses are installed
– Site inspection is conducted by a building surveyor
Progress Payment: 20% of contract value
Inspection welcome prior to payment.
Step 10.
Lock-up stage
– External walls, windows, roof and external doors are installed
– Your home is now secure
Progress Payment: 25% of contract value
Inspection welcome prior to payment.
Step 11.
Fixing stage
– Interior elements such as walls, doors, cabinetry, skirting boards and architraves are installed
– Painting begins
Progress Payment: 25% of contract value
Step 12.
Practical Completion Inspection (PCI)
About two weeks before completion, your supervisor will walk you through the nearly finished home.
– Final quality checks are done
– A Certificate of Occupancy is issued
– Your handover date is confirmed
Forward your certificate to your bank (if applicable) to release the final payment.
Step 13.
Handover & Settlement
🎉 Congratulations! it’s move-in day!
You’ll meet your supervisor for a final walkthrough and receive:
– Your keys
– A handover pack including:
• All Certifications.
• Appliance warranties and home care guide
10% of contract value + any outstanding variations
Maintenance Phase
Step 14.
6-Month Inspection
Around six months after settlement:
– Complete the maintenance form from your handover pack
– Email it to: [email protected]
– We’ll contact you within 10 business days to schedule an inspection
Step 15.
Maintenance Visit
During the visit, we’ll inspect and agree on any maintenance items that need attention.
Step 16.
Completion of Maintenance
All agreed works are completed by our maintenance team. You’ll receive a signed copy of the maintenance form listing completed items.
